We currently have two gutted buildings that we will be financing in the next year as we can come up with the down payment.I listened to a great B.P. podcast last weekend on my way home from a trip and got very excited about learning how to be better at real estate investing.Hi Chris;I've been watching Bigger Pockets closely looking for people whom have rehab experience in Cincinnati multifamily, particularly in the downtown, Clifton and OTR areas.

The guy's been watching too many truck commercials, I guess -- can't wait to go "off-roading" ;)Seriously, I doubt the compaction would go down far enough to hurt the pipes, but it will definitely destroy the yard.

However, in those instances we do inspect and keep a watch to make sure food is not rotting in a fridge, pipes are not freezing, candles are not being used as a light source, etc.

Keep the grass mowed and landscaping in good shape.Also, we bought a wildlife camera for $100 on Amazon and position it where we want to watch activity.

This phone is very small and fits in the watch pocket of my jeans if I'm wearing those.The texts have been great to keep records, I just sent a text to a tenant that was late on rent just before this post.
