Hello,    When we purchased our first SFR last year, out realtor gifted us a home warranty through Cinch. 

I would love any insights you can give to how you gather this data and what data, other than rent, you look for to validate your investment?

They always had valid reasons, like their long-lost aunt's funeral six states away, a brother's wedding in California, their transmission went out, they had to have surgery, etc.

A 30 day late is valid and will stay, there is no point fighting it. 

2) If they own a second property, the liens would continue to be valid but only on the second property correct?

They are the low cost provider , they will present you with a new place and no warranty and service issues and it will by you time to learn the market.

So if they are very young, how can their identity be validated to sign?  

However, in the wake of Covid, some notarizations were allowed online under strict rules which included recorded Zoom (or similar) sessions - but, those rules did not extend to authentic acts such as wills and real estate transactions (but some areas could still be valid as an act under private signature).

It has also happened at least once on each of my properties.So the question is does anyone know of a valid phone number or better contact to be able to talk to anyone at Your Porter?
