Personally, I would never develop condos unless I plan the completely exit the building and ownership.

So my plan was to wait till the market goes up and the house where my kid grew up becomes 800K then I will sell it and at least I will have that 4bdrs little house there in the same neighborhood...

That was part of the reason I relocated and began investing in the Oregon Coast in 2018..I could purchase for less than the cost of renting..Pre-Pandemic, real estate on the Oregon Coast were surprisingly affordable, since the 'secret' is out the OR Coast has become a destination for investment, relocation and retirement planning. 

Navigating these from a distance can be more challenging.Market Risk: You might not be as immediately aware of changes in the market dynamics, and reacting to market shifts can be more challenging when you're not physically present.Travel Costs and Time: Visiting your property or dealing with issues may require more time and resources, especially if it's a considerable distance away.In summary, investing out-of-state offers the potential for diversification and higher returns, but it requires careful planning, reliance on local experts, and a willingness to adapt to different market dynamics.

Are there any words of wisdom from someone who has expeirence controling an HOA that you would give to someone who plans to gain control of an HOA?

My plan is to host the semiannual retreats at kid friendly places (like Great Wolf Lodge) so that the dads or other family can play with the kiddos while the moms are in morning meetings and spend the afternoons/evenings with our families. 

It also has an option to budget for a home purchase and tools to help you plan to pay off debt. 

We’re currently planning to go FHA or Conventional at 5% down so planning to live in the property for a year and then rent it.
