People used to be willing to wait for a few days or week to have their new hot tub, dishwasher, disposal, washing machine, new sink, etc. installed.............Now, since you can send an email in one second, people do not want to wait more than 4 hours to get a plumber to their home, and I'm not even joking...........When people call now, they expect you to ask "What time do you want me there TODAY".A dentist can't repair every person's teeth in town on the same day.

Unless you are into the virtual wholesaling idea.

 ( The clock is running , thats an extra $ 200 for the machine time )  So I set up the laser , and dig the footers , set the grade stakes and get a partial payment .He  calls in the inspection , the county is busy and they set it for 7 days a way .

According to my model, I have to find deals above a 13% gross cap rate to derive at my 8% preferred Cash-on-Cash based upon those financing and OpEx assumptions, which I would say is virtually unheard of in my market unless I want to be an absolute slumlord. 

We're both in our 40's so we're ready to get our "money machine" rolling.

You would be able to buy out the private money loan with the refinance and get virtually all of your down payment back.

I remember they advertised for Virtual Offices in Las Vegas and sure enough, we have it in Tampa.

Sell the first one and use the money to buy from a wholesaler to grind the machine. 

Once I get a couple deals under my belt, I would  like to venture into virtual wholesaling as well.
