I have a unique situation that will launch my RE Investing journey.

It's a unique place, and definitely people are looking to rent there due to proximity to MIT, Harvard, Bio copmanies, etc.

I understand the risk involved with transaction but what can we do to mitigate risk in these very unique situations that I encounter.  

But as you see it's more driven by market forces and the unique needs of the investor. 

If I were to use it, I would set up a unique username for the accounts and assets that are in the name of the LLC so that I would not commingle that data with data from other accounts and assets in my family's personal names. 

Personally I like tiny towns and country properties, yes there are unique risks, but I have had low vacancy  and a little higher rents because there are few places to rent in many tiny towns. draw back is contractors and property managers are not plentiful. good luck!

Sitting on a semi rural 4.5 acres, its very safe, quiet & it has a unique appeal to renters.

Some go much lower and, as you probably already know, they can't possibly churn a real profit.300 units = $360,000 in PM feesAnother company offers PM for 10% but they offer something unique.

But for the most part-working only on investment property helps us develop a unique flow.
