Write an amendment to the rental agreement and secure the sign off of all parties involved.I would be inclined to not allow guest parking on the premises, especially if there is sufficient street parking available.

So many come in believing this stuff is an easy get rich quick gig which is a false premise and  primary reason so many fail.

Understood now in terms of driving the assumed metrics to more of a “worse case” scenario as part of your analysis.  

Here's my employee response, followed by the tenant again.My agent: Per the lease: "No other individuals are authorized to reside on the Premises.

If a tenant falsifies or omits information on their application and/or does not seek/receive written approval for all occupants to reside at the premises, we consider it a breach of our application and lease contract.

He hires very large people to go in to suggest that unauthorized guests leave the premises."

PREMISES: For good consideration, Landlord leases to Tenant the following real property:Address: ________________________________________________________________legally described as:________________________________________________________________in _________________________County, Texas, together with the following non-real-property items:__________________________________________________________________________________The real property and the non-real property are collectively called the "Premises".

Just wanted to make sure some people posting here understood the big picture.
