I was suspecting that there would be a push for signing up for something because events like this there's always something they want you to buy.Now I totally understand the need for having a system in place to efficiently run a business.

Did not try to research precedents.I just wish that there was a clean legal way to self-borrow without losing the interest deduction on future refi.I understand the legislative intent in disallowing interest deduction for equity refi.

I can't understand how the state can get away with charging me inheritance tax on a house that I not only didn't inherit but paid for. 

My first go-around w/ the 4 unit involved a very primitive understanding of due diligence and not really calculating any specific reserves.I know I own and have listened to several books that touch upon it (HOLD, ABCs of Real Estate Investing) but having them in just audio format has make it a bit more difficult to find the right information if they are in there.

People calculate ROI in different ways so make sure you understand how your realtor is doing the math. 

If I understand the income after expenses is estimated to be $38071 annual, $3166 monthly. 

Find a good agent, some let's just say suck really bad at understanding the scope of repairs. 

I am curious if I am understanding the only way a tenant in Texas has a right to withhold rent is if there is an amicable agreement between tenant and landlord or if the landlord fails to remedy a problem with the house that impacts the the safety and health of the tenants.I am trying to keep things simple and not complicated on this question. :)

From what I understand is that there is always a good deal out there regardless of what the overall market is like.
