This changes the ENTIRE calculation for every tenant (because we now have to pay for the portion when it was vacant) and ultimately the RUBS calculator provided is useless right?

What is your experience with handwritten letters vs typed, printed and signed.I currently have a couple small multi family properties and have realized ater listening to a recent episode that if I want to grow my business I need to get into direct mail and create opportunites rather than waiting for them on the mls to pop up.

It might help if you narrowed down whether your focus was on flipping or renting out the property because that would certainly affect how you finish out the remodel, your scope of work, and ultimately your budget. 

Ultimately as a responsible property owner, I have no problem with any of these city or county standards.

I was slowly coming to the same realization. 

Just trying to mitigate risk and increase chances of profit in the future and while stumbling across real estate I realized it’s something that greatly interest me and I enjoy studying, researching and participating in it.

Its kinda like the game of chess imo, at first it seems simple but after awhile you realize the more you know the less you really know.    

@Alton Williams - I started with $100K and in the Dave Ramsey mindset, I had considered buying 1 or 2 properties with cash; however, ultimately I decided to finance as many properties as I could, putting as little down as possible on each.

You know, the more I read this thread, the more I realize there was no benefit in having pre-tax dollars directed at a stock market that is in another bubble.
