I've done some high level market analysis and have been looking at properties to purchase.

Estimate there is $280K-290K equity in the properties.

We are in a situation, we had sold SFH investment property in March 2024 and didn't buy anything and have about $100K in capital gains. 

Multifamily (2-4 units) properties often times require additional down payment (Fannie/Freddie require 25% down), but there are a few DSCR lenders that will allow 15% down on 2-4 unit properties as well.

I also have two other properties in the East Bay with much lower interest rates from the past three years.Thank you for your input!

If I sell my investment property for 1.3 and the strike value is 1.1 for replacement property, there will be a 200k taxable boot.  

I am looking for a Central Florida broker to hang my license with who has property management opportunities in Seminole county.

I will need to research a bit on the fannie freddie part because if that is indeed true then I defintely will be ruled out already.

My property manager is saying an eviction will cost ~$1000 for a lawyer.
