Trying to time the "bottom" of the market is a magic trick that mankind has been trying to do for milleniums.

I deal mostly in vacant land.Getting those bank asset managers, "to get off their assets" and make a deal with me "is the real trick"!

My favorite little trick is to point out to tenants when there's another house nearby with similar traits that is renting for 100 to 200 more than what they're paying.....

I wouldn't begin to to try and say I know all the tricks and methods, but I've tried to learn new ways throughout my career.

The trick is finding them.

IE long due diligence (only reason is to find a buyer) the subject to the phantom partner  etc etc... so when realtors go dialing for fsbo's don't get to upset  Yeah I feel like some wholesaling tactics have become similar to outdated sales tactics...they worked until everyone figured out the same tricks.
