I never assume that I can make my clients more money than they could make themselves, but rather that I can take the task of managing their property(ies) off of their plate so that they can focus on other aspects of their life (other business, family, travel, etc).

And perhaps that's the road you take, or at least get started in.There's some romanticism in Robert Frost's path in the woods and taking the road less traveled, but then again if you're surrounding yourself with like-minded people, leaning on your network, enlisting the help of a coach or mentor, you're going to see a common theme which is where they are currently activePlease note that I'm not saying that that is the path you HAVE to take, but at a minimum speak with them about the investing they do & why, and perhaps even shadow them for a time.There's a proverb we use in our Organization: If you want to go fast, go alone.

I am living in Raleigh and intend on making this my home base for another year or so and want to have a place to live in for that time while I work at converting my van so I can travel and live off the income I receive from my moms house I now own which has it's mortgage paid off.

Not sure how much traveling you plan to do expect more managing will be needed for frequent turn over compare to a buy a hold investment property.I invest OOS and being doing it for several years, in the beginning I travel more than I would like now I have a good system in place pretty much travel just for new acquisitions.If you will be doing it by a far making sure you have your boots in the ground / team is even more important..
