First/starter homes in towns within Fairfield County seem to be trading nicely in many areas, however, second homes are sitting longer. 

Around here, the only time you see reputable commercial broker selling smaller buildings is when they are handling an entire portfolio.As a consequence, you get predominately residential realtors catching these smaller multi-unit properties - most of whom know no more about running a business than the Vendor and would not know how to value a business, let alone how to prepare a prospectus to sell one.  

The issues just seem to be increasing and I spend a lot of time babysitting my account.I have been trying to work with the VP and owners because I think it is a systems and processing problem and I'm a business analyst/business process analyst by trade.  

Also a huge fan of MMM and would be psyched to grab a beer with you and trade stories anytime!  

@Greg Nolan  "selling broker put herself down for 3% on both sides of the deal"When we did one of these back in '94 the broker was prohibited from participating - - it's called insider trading. 

The lender believes the equity of the property would be enhanced from the LOC - - I would worry on the consequences.

I never feel it is a waste of time to pass along knowledge received over 40 years of investing in and trading various financial assets including real estate.

Your situation and choices will be different than theirs most likely and you'll be trading a more actively managed investment style and the work implicit to this style for a better quality of living during the accumulation phase and less flexibility during "retirement" or financial independence.
