So you can get an inspection on your timeline, get an appraisal on your timeline (i.e. pay more to get it quicker), etc. and there’s no “loan committee” (typical at a regional bank) to hold you up.

There are hundreds of steps that go into a buyer's agent's workflow (we have a 40-step task checklist our buyers agents use) - from showing properties, to negotiating and preparing contracts and addenda, to dealing with the listing agent, inspector appraiser, lender, and title company - and each of these has a workflow, a timeline, and critical deadlines associated with it.
