We estimate 3 to 4 times the amount of the loan by the time we plan to sell the house in about 5 to 6 years.

Although I have vacationed many times and love the area, any information on Pismo would be great--from a business perspective.Any other advice, tips or tricks are welcomed!!!!

It's really only relied upon in new construction and even then I would place more value on a discounted cash flow with assumptions for time to stabilize to market occupancy.

Maintenance costs don’t usually decrease over the years, so if you go with landscaping that needs care, expect your costs to increase over time.

The town treats it as a commercial lodging property so it's exempt from heavy-handed local STR restrictions.The sellers have been open for biz only part time in their retirement.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

The total build is about 2,060 sq ft.We'll operate it as a STR and probably do $4,000 - $5,000/mo in rents and then have the flexibility to block it off for friends and family when they visit.I will say the process has taken longer than hoped.
