Are there legal ramifications of skirting the MD law in such a manner? 

I'm faced with a good problem - I've acquired too many houses lately and my regular guy is not going to be able to help with all of them in a timely manner.  

I don't know of a way to make tons of money and completely change a financial picture in a reliable manner in less than a year.

Lost a bunch of money, got my mind right, worked my *** off, bought some properties for cash, eventually did some leverage, kept my W2 and rolled every cent back into the business until it could sustain and grow itself and me. 

Buyer 2 is ready to sell his $220k home, currently owns it outright but is self-employed, small but sustainable income from investments. $220 will be his cash contribution to the home.

But then the underwriters bent me over.I think it's ludicrous that they put that restriction on me, especially in such a coercive manner.

If you leave a message or send them an email as a potential tenant: do they get back to you in a timely manner? 

Make sure you documented at the damage done and sent the tenant a letter in a timely manner explaining the costs involved in repairing the damage.

Always factor in risk in investing and if numbers do not work in a conventional manner as a fallback then don’t do the deal.
