Just move on.There's a lot more verification that could be done to sift down through this but I think you would waste a lot of time and wind up in the same place anyway.And remember, anyone with some skills in Word or Publisher software can create all kinds of fancy-dancy documents proving stuff.

Honestly I think 99% of the "find motivated sellers" stuff is just to get newbies to shell out big money for SEO, mailers, "ringless voicemail" (aaaaaa hate!)

I was replacing it and building 3 new homes.. so i guess it was easier for us.. this stuff is tricky no doubt and state specific to case law i would imagine.
