My question is should I meet with a company/lawyer before I have a deal so that I can learn a bit about the process and already have a company I'm connected with so when I do find my first deal I can just go straight to them or should I just wait till I have a deal or potential deal and then seek a title company.

So this is what I am doing, I told the realtor to go ahead and offer the property to any investor for 89k and if I do not get an offer, I would then repair it my self and I could try selling it ASAP and get some good cash, but if I do not get a buyer in time I would rent the property.

Sounds like a rather straight forward deal.

in my opinion i'd rather be ahead of the curve than playing catch up. 

If I can't, I move on, but other times I think "that's not so bad" and I'm saving money or coming out ahead in some other way- location, etc. 

Too much of an open ended question for a straight answer.
