Currently we have ample storage space, a double vanity, a toilet (crammed into a small area) and a very small shower in the master bath, to expand the bathroom and upgrade the shower ( knowing it's quite a bit of construction) we are looking at a ball park of ~$40k is there a way to know that this investment will hold when it comes time to sell the property?

That way only your residents will have access, avoiding a LOT of potential problems; you can better regulate the use of the spaces (vehicle parking only; no "living" space; no hazardous material storage); and you can inspect them yearly along with your unit inspections.

You will likely have the added cost of a work van for your maintenance guy to drive around between properties, and need storage and office space.  

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.
