40,000 sqft Industrial Space

Investment Info:

Other industrial investment investment in La Vista.

Land purchased in 2018. Architectural design is ready for 40,000 sqft industrial build out.

What made you interested in investing in this type of deal?

Our family currently built and owns a storage facility and strip retail bays. We didn't want to put all eggs in one basket so we decided to diversify into industrial space.

How did you find this deal and how did you negotiate it?

We drive by this location frequently. It has easy access off I-80 and the Southwestern corridor of Omaha is quickly expanding.

How did you finance this deal?

Some cash and personal / bank financing.

How did you add value to the deal?

We knew when we bought the land we could sit on it for a while while we finished some of our other projects. Only increasing the value of land.

What was the outcome?

We have not broken ground at this time. However permits and designs are completed, so we're waiting for the right moment to break ground.

Lessons learned? Challenges?

I was still in the process of getting my brokers license at the time we purchased the land. I wish we would have waited so I could have been the acting agent on the project.
