They are trained in retail pricing structure they do not understand the numbers we need as investors.

As @Rusty Scott mentioned, you need to define your local team first before spending too much effort on the neighborhoods and/or properties.Each PM usually has a specialty area that they like.  

With the right training, you can have an almost-instantaneous reply when someone calls you

@Jay Hinrichs I was afraid that there would be some people that started on that specific train of posting which is why I am not the only person afraid to ask questions about notes.  

Get your interaction up with people and try to sell them on things.I also highly recommend Pitch Anything as mentioned above to compliment your training.

I dont mean to be harsh but this is really a train wreck waiting to happen.

In July of last year I purchased a home out of state where my parents live so they could remodel it (which is their specialty and darn good at it) I needed the tax write off desperately and every mentor said it was a must.
