Interest rates up/down 50bps-100bps one way or the other really don't matter that much as long as credit is still available... when it's not its time to get ready...We expect we'll be able to raise the rates we charge on financing significantly by the end of the year as credit dries up.

The property was in good shape when I purchased, but I've put in new furnaces, new hot water heaters, new roof, repaired dry rot on exterior side stairs, and some updates in the top unit (new windows, new counters and backsplash, new appliances, new tile in shower and bathroom floor).

I don't know of any programs they offer that will continue paying rent for more than a couple months.I personally don't care if CPS pays the bill but how is the woman going to keep up on the payments once that well dries up?

Again this is something that I would recommend speaking to a knowledgable certified floodplain manager about and preferably one who is investor friendly and knowledgable.As for the FL market, have heard that central specifically in the orlando area was looking better a while back but that is drying up.I believe the area of south florida I am in is due for a significant correction.
