Skip college.

The cost in cold calling is from leads and skip tracing.

Skipping this step is stupid, even more so with the family or investor that has just 1 house and it's their most significant investment in all of their portfolios. 

Propstream is known for their data sourcing  and have gone downstream to include skip tracing etc.

So lots (and I do mean lots) of cash flow vs. appreciation debates on here and u can read some intelligent arguments for both.In this case we can skip all that back and forth. 

Plus 17 other steps I skipped over.

Another property like the triplex you bought would make a lot of sense I think.I need to do more research on syndication, I'm somewhat familiar with what they are from a few RE books but I'm a little lost when it comes to meeting people to make them a reality.The reason I'm trying to skip so many steps and go large, is just my logic.. if I were to put 6 figures into a smaller MF - tri,quad, 5,6- it wouldn't provide me enough cash flow to accomplish my goals. 

@Justin Epperson Lead sherpa will just let you skip one off now.

Combine that with a good tool like Propstream for property information and some other skip tracing service (propstream has skip tracing, though I am not a fan because they will charge you for any information that they can find, so you might have a ton of leads with no numbers and only names).
