I’m an industrial contractor (I’m pretty handy doing things), I’ve been a licensed realtor in Oregon (know my numbers pretty well), and I just pulled out a heloc on my primary residence so I’ve got some skin in the game ( well it’s in the process but the lady said should be fine just waiting to hear back from underwriter).

I am working on purchasing my second property, however I cannot get approved for the loan due to my current pay (Currently I work at a restaurant and the bank will not allow tips, even on the pay stub, as steady income).The difficulty is that I am a full time college student and am having trouble finding a job that will give me hours as well as decent pay. ( I have class 5 days a week 8am-3pm) I need a job that will pay a minimum of $16 an hour to qualify but there are few that have hours that extend after 5:30pm. 

At the SJREIA meetings it was said that the township is difficulty to work with.

@Janine Bynoe I've been looking in to South Florida (Coral Springs, Pompano) as well but have had difficulty in finding BRRRR deals.

I am gaining confidence the more I listen to the podcasts while working out at the gym at 5:00 in the morning and reading books after grading and planning, but as many speakers have said - The real education happens when you have "skin in the game."

The difficulty in doing so varies by state, where are you located?

The seller has some skin in the game to get it resolved, obviously....
