Hey there,I've been searching properties in the upstate of South Carolina for several weeks now (and I feel somewhat dumb for even posting this to begin with because I actually own a few rentals and I'm slightly terrified come tax time next year), and apparently I've been running my tax numbers all wrong and not accounting for the 6% non-owner occupant rate.Am I completely missing something or does this seem to kill virtually every deal out there??

Would you take their rent check and immediately invest it in crypto if you that the value would go up or down 15% within a week?

Interesting at $155k, discouraging at $170k.After a week of saying my $155k offer was not enough, I got a text saying they were showing the property.

I once purchased, renovated, rented and refinanced a house in 6 weeks with commercial financing since they gave me 70% cash out on a refi based off appraised value.You may find some banks say no, but keep calling and explain what is happening and hopefully you can find a few to say yes. 

He leaned over to me to ask a question about two properties he was going to bid on that week.  

Do not close a purchase and allow the owner stay in the housee as a renter even for a day.Don't try to save a seller in the week prior to the Tue auction!!   

I do not currently have my real estate license, but have sent in my application to the Division and should be taking the exam in 1-2 weeks.
