Single Family, or multi family?

Hello BP family, here's the situation:I have a tenant renting a single family property and a roomate who is not on the lease.

I will rephrase;So far ive been looking for of market  Single families  . i want to expand and start looking for multi families and my question is where to start?

I would like to invest in single family homes in Montana, while living in the Seattle area.

I've always been extremely interested in RE investing and bought my first property in Louisville, KY (single family unit) in April, 2017 (link added to my BP profile).

The ancients used it to talk about the linguistic sophistication of barbarians who came to their lands, eager to live or work or trade with them, and yet were so ignorant of the Greek language that it wasn't that they didn't understand a single word, they didn't know a single syllable of the language. 

I currently own an investment property which is a single family home rental in Lawrenceville, GA and a real estate investment company entitled Classical Estates, L.L.C. 

Still waiting to here back from building and zoning if I'm able to do an accessory dwelling or if I need to split the parcel and build a separate single family. 

Is the resale value of a single-family home depedent on the housing market or the income it generates? 

With $30k cash you can buy two single family homes or a duplex out of state with a property management company and tenant in place.
