You are referring to CreditRetriever.There are and pro's and con's to both, but for our typical user of 1-100 units SmartMove is the more logical option:It does not require that a landlord have a physical onsite inspection at their place of business (so landlords can begin screening immediately upon signup)Since the consumer essentially pulls their own report it is a "soft inquiry"This method of inquiry does not lower or affect the tenants credit score in any way, where a "hard hit" does.

I guess tons of realtors all sign up for some program that sends a letter out once you have a listing thats x days old.  

I used all kinds of methods to save up for the down-payments:  the10% gov't savings program, while deployed, extra money we got from re-enlistment bonus payments, tax free, combat pay, family sep, mutual funds that we set aside. 

after that, it's subject to the return on the investments within the portfolio (although you can look at the gains from the company match as bonus, since that money was free to you). 

She outlines the written contract with her PMs on one of the BP podcasts.It's something like this...take 25% of gross monthly rent and use that as an annual "vacancy bonus."
