If I was ever having that much trouble finding interest, I'd list it with my own realtor, and they would handle the screening/showings freeing up my time as well, but if I'm doing all that myself no way is a tenant's realtor getting a piece of the action unless I'm desperate.

I also haven’t talked to any agents where I’m looking to invest (Memphis, Tn) so I haven’t found anything Yet but it my next actionable step.

I get much less action this way but the calls I do get are people who know the specifics and are still interested enough to call!

You've got to figure out what your goals are and then put the action and effort behind it. 

However, action is required by the City (on one of the two options below) before an ADU can be built.
