The main benefit of using the same lender for both, is the refinance process is a lot smoother than if you use different lenders, mainly because a lot of the loan requirements can be satisfied in-house. 

The problem would be, you'd run out of money and would have to stop investing after about house 8 or 9.There are so many variables you can put in there, its going to be tough to satisfy everybody.
