Hello All,In the past I have had issues with tenants applying to live in the apartments as a single individual.

Some attempt to self service which is a whole other issue.  

But it seems harsh to threaten eviction for a long time tenant who has not caused any other issues otherwise, or is it?

The tenant has caused many issues such as:1. many mold issues by not properly utilizing an taking care of an indoor pool room.

I could partner with someone, and have a few offers for partners for any deals I come across, the issue is I need a partner who has ALL the funds, and none to my knowledge meet that particular criteria.I'm not greedy, so I could wholesale it, but I would need to to make an offer, which means I still need a pre-approval -- also many of the deals are REO's so I'm not sure if wholesaling is even an option.....Any suggestions???

How did you resolve the issue?

Rate of return and safety of the investment are what will matter to him.

@Renee R.I don't think you can refinish it, but with as cheap as a lot of it is, I don't know how big of an issue that would really be.
