What I think is nice about REI compared to stocks is the catalysts that make a REI a good risk/reward investment are way more tangible than equities.

The reward comes 10 years in to be 100% cash flow at market rent.I would appreciate any advise given.

There are some additional risks, but rewards make it worth the risk.

But there must be some type of terms that would make this deal one we'd want to go through with where the reward outweighs the risk.

This is a decision I would make by comparing the ROI and risk reward of actual deals in front of me.

thanks you, it does help out. unfortunately I don't think that would work out since we have family out here all the time. one of the things that I have been thinking about doing is opening up a cash rewards credit card to try and get some money back for my spending.

If the seller has deferred maintenance, it was his choice, but the market is not going to reward him for it with a higher offer.  

At the end of the master's program you will definitely be in more, while if you start your own business, you might fail and end up in the same amount of debt, or you could succeed and actually make money.It's higher risk, but also higher reward.
