The better way to find a rate is to find a local lender that's well respected at a meetup or REIA and start a conversation that may lead to an application that will lead to a real number you can work with.  

The idea of a gift card and a thank you for your patience note would be much appreciated - obviously, it was an accidental incident that wasn't your fault, but you still want to be courteous and have a trusting and respected relationship with your tenant!
