We make sure that the listing captures the buyer's attention (professional photos, staging, mention the free appliances and washer/dryer) and also captures the agent's attention and gets them emotionally invested upfront (we always offer a bonus to the buyer's agent and put that on the MLS).If you can do this, the rest is easy.

i started out timid like you..over time i said "to hell with it"...i don't care if the tenants know i'm the owner or not....i have a nice rental for them at a fair rate..they shouldn't care who the owner is..i treat them fairly and respectfully and i expect them to reciprocate...it's not rocket science...i thikn you're overthinking a lot of issues...like i said, this is normal and i did the same thing for the first few...after that though, it got much smoother and simpler..now i have a process down!

By contentious I was saying that the new lease and bullet points I proposed were actually a practical solution if wielded right - a way to transition positively from the legacy (existing) tenants from the seller to the buyer (new owner) while respecting the upstanding existing tenants and dealing with tenants who refused to respect their end of an agreed upon bargain.

If not, I would be leaning towards keeping the current lease in place - both names on the lease - and have an eviction notice with both names on it ready for the first opportunity to enforce it.If they do split permanently, they will both have (or should have) legal representation to protect their respective financial interests.

I introduce myself, take a photo of her next to her car and tell her that she is not authorized to park in the lot and I point to the signage.
