There are automated email reminders sent to the tenant and me when rent is due, past due, and late.Maintenance: Again, my tenant prefers more traditional means of requesting maintenance, but I am able to enter requests myself for record keeping.

These are just a few off the top of my head.Pro's:Guaranteed portion of the rent.You can get a tenant to cooperate with issues usually by reminding them that if evicted they will lose their voucher.Cons:Higher chance of low-quality tenantStricter rules regarding notices and termsSection 8 can cancel the tenant's assistance at any time without warningOften request unreasonable repairs be done Sometimes require you to repair something and back bill the tenant or they hold payment

I reminded them of additional fees and that this was "not a new payment agreement but adheres to the dictates of the lease".June rent was on time.Question: They have 24 days left to pay May rent per the notice.

Pet fees do not adequately cover the cost of damage from pets.When you introduce the new M2M leases include the fact that pets are now welcome and remind them that finding accommodations that accept pets is very difficult and costly.
