I have had good luck with local Facebook job ads too but I had to do a bunch of screening calling references. 

I've listed my property their recently but took it down because they did not ask my any questions in reference to verifying my ownership in the property.

Get references from passive investors in prior deals if possible.

I’ve heard people say to dissect the processes and lay out a road map for things you do but feeling like I have not seen examples or references to some of these systems.

What you are referring to is essentially syndication, if you are planning to raise capital in return for equity.

I would greatly appreciate any feedback and references to the tax code on this. 

Once you get more experience, expand you net and your agent should be good with this since you've proven that you're a serious buyer.I'm not sure why the agent wouldn't be willing to work with foreclosures unless she was referring to "auction" properties.

Honestly thats a rough ask- Trades are hard to find and easy to upset. i.e. when I refer someone to one of my trades I am usually more concerned that the trade will be taken care of and done right than the client using them.I have found that most management companies, investors, flippers, etc, have a hard time keeping trades for more than a few gigs for a bunch of reasons.
