If so how does it affect your ability receive financing for deals?

With a history of home rehab and resale to consumers on the North Side of Indianapolis as well as a background in value add property management, I'm looking to leverage my experience as to create a network of professionals to buy properties for rehab and resale in multiple areas of Indianapolis. 

Even though you may have experience running a brush over a wall, there’s a huge difference in time and quality between a professional paint job and someone painting their own wall.

If you have a list of 10k+, I would recommend trying them but in your case, I'd stick with the handwritten letters and professional letters.  

Also in a traditional mortgage scenario you have to source money received for the most recent 2 months.

If you become a Salesperson, you will have access to the MLS and be able to receive commissions from buying/selling your own properties but just know that there are a lot of disclosure regulations that need to followed once you become licensed.  

In the contract it states though it is "as is", buyer retains the right to cancel and receive earnest money back.
