If it's in a great location and likely to get snagged up quick maybe you can offer them to start the lease a month sooner and if not then keep looking for another tenant.

I also question the legitimacy of sites such as neighborhoodscout in their altruism as you are required to purchase a subscription for access to their information.

I have a quick question for those who are invested in the Northwest Indiana (NWI) market.  

If you have tenants in a property and only homeowners insurance they will be quick to deny claims in general.

My unit does not have its own meter and has a breaker box with most of the outlets and lights within my unit, but no access to the main breaker.

People would be scared for a little bit and then they will quickly forget as usual.

So sounds like relationship with reputable local commercial broker is key to get access to good deals early.
