The first 699 E Gold Dust, San Tan Valley AZ comps around 375K and I purchased for 393K so I'm lost about 18K equity by purchasing.

Greetings BP folks,My wife and I are negotiating a deal in our area for a home that has a tax lien from the city and county.We have been working with the seller for quite some time and were offered the opportunity to purchase the home at a great price, we also have agreed to pay off the tax lien in addition to the purchase price. 

These properties were not distressed quite the opposite.. but they had 100k to 3 to 5 million of standing Timber on them that if we could purchase our Timber deed we could turn those trees to cash within 90 days..PS I had created a hand made custom data base of properties  10 acres or more not corporately owned that Aerial Photogramy show Standing Timber of an Age we deemed Merchantable. 

I purchased it for approximately $500k, and it is now valued at $635k.

It has worked great for me.The only downside I see is the potential for damage and also the long orientation that has to be done if renter's haven't used an RV before.My wife and I considered buying an RV to mostly rent, but decided not too as they were very hard to purchase last year. 

I am thinking of seriously purchasing it as well.Can you please provide an update to how it is going for you.Thanks, Anthony

There are many buyers out there who purchased in 2020 to mid-2022 and are in the same boat!
