Join an Independant brokerage that lets you keep more of your commission then sign up for a coaching program.  

I wouldn't be afraid of an adjustable rate indexed to a stable published rate, with caps on each change as well as a life time cap which you usually won't find from a bank, but sellers you may.Good luck!

From my vantage point I can't tell, but would it be more efficient to route the Dehumidifier and the HVAC condensate to a new, independent condensate pump which ejects to the exterior?
