OTH, 2 kitchens seems to promote having a tenant in the place, using a back door and walling off the hall or something, don't know if I would want to give my buyers that option, especially if I had to take it back.I think if you take this deal and you are not required to pay rents in the event of a vacancy, if something happens down the road you can't deal with, like zoning problems, building reg problems, etc, you could jsut give it back and walk, nothing or very little to lose.
