I have a full time job as a dental assistant making around 35k a year after tax with 0 tuition debt, 0 credit card debt with 740 score (been building credit almost 2 years ) , no car payments, pay a rent ($400) to my parents every month, I save 75% of my checks and have about 25k ready to work.

And make sure you got a good deal or two under contract so when you hand out your cards or get their info, you at least have something to show them if they ask what you have.

Sure, you could always go back to the written lease and say that it's not in writing, but I find that the estoppel forces everyone to put all their cards on the table - both the seller and the tenant - so they won't be able to try any funny business or "revisionist history" after closing.I find that the existing leases (if any) on properties I purchase are not very "tight" - so there is room for interpretation.

You can also look at their credit history which will show if they make late payments to other debts (credit cards, loans..).
