For their first purchase my clients wanted a safe "turnkey deal" the next project they are looking at will be a value add where can input the BRRR method and be on a path to building a large portfolio of rental properties. 

We are going to have a chat about her lending money for a fix & flip project but I'm not sure how to use private money. 

I admit I was not on top of this project like I should have but I have so many other projects in play I let this one slip off my radar.

Any credentials or photos of past projects would be great as well.

This LLC will give/loan(not sure what the correct word is) money to my cousin's Company, and there will be an agreement to get a percentage of equity in the construction project(i.e each of the 6 investors may get an apartment after the construction project completes).

Somebody thought it would be a good idea to do a major interstate toll road project and build a new stadium at the same time. 

Are there any creative but legal ways to use my personal funds and the SDIRA on the same projects?

It will be a project that involves some $$ investments.
