She's been great to help me and very creative.If you're looking to do fix and flips or have rentals make sure you can get a vacant property policy and builders risk.

But the sweet spot is in the lower end of the market, and that is a fine balancing act between nice tenants and low price; increased cash flow...and still aiming for appreciation. 

Contact the local housing authority to learn their procedures and policies. 

An umbrella policy is a route to look into.

Right after closing on a property get an insurance policy that will protect you if there is a loss.As soon as you comfortably do it after closing you should change the exterior door locks.  

In my experience, most campuses have adopted a no solicitation policy.

I had the sellers keep their original policy and add me as additional insured to avoid due on sale.

I feel like the person might not have been telling me the actual policy, but just what they assumed the policy was.
