It sounds like there's a good scope of upside but thinking from a lender perspective and dealing with many investors, I'd recommend you need to work your numbers backwards and see what your upside looks like, based on realistic income and expenses and then go from there.

Slightly less labor and material on the install and honestly from a techs perspective I find easier to maintain.Bosch is a solid up and coming product I’m not completely familiar with their entire line but I know they have a basic heat pump that is made in China and doesn’t have the best reviews.

(These issues have been discussed on a variety of recent BP podcasts, and probably also in the forums if you want to read up).So, to answer your question: even if air dna was accurate several months ago, it might not be accurate today, because the market is shifting so quickly and their data might be based on market dynamics that don't exist anymore.
