Either way, have a contractor look at it if nothing else but for peace of mind.

Right now, the lending environment is very easy and pretty much any reasonably qualified person could get a loan, so you're limiting yourself to people with very specific circumstances to be your end buyer/lessee.

I mention that to make you aware to do some research to see what the current environment is for selling houses and what the growth potential is.

Try and stick with a company that really knows parks and especially how to insure risks of your specific environment ( i.e. hurricanes , flood etc) and understanding what your exposure is.

Cash is also a form of investment, just not a good one in normal situation but not bad in a deflation environment

Since laws and contracts are way above our head, we just want to offer them and ourselves peace of mind knowing we're protected.If you have a great template or source of both contracts or could refer an real estate investor attorney in Florida that could put our legal situation together for a nominal fee(my partner's sister is a corporate attorney that offered to do it for free but may take a few weeks) please let me know. 

How are you thinking about generating return given the high price environment?

For a peace of mind I would pay $50-$60 for a policy that would pay you a lump sum of $15,000+ in the event of a heart attack, stroke or cancer.

Especially in this environment where real estate prices have run up so much over the least 4-5 years.IMO there are too many other things to learn as a beginner to make your first property be outside of a 1-1.5 hour driving distance.
