It might be helpful to get connected with a buyer's agent who can set up an automated search directly from the MLS (multiple listing service), then you will be notified in real time as soon as a new property that matches your search criteria hits the market. 

Most custodians that allow for checkbook control do not set up the LLC.

In short, when you sell the proceeds go into an escrow account set up by the 1031 Exchange company.

Set up fees can be around $5k, but we can work something out if we work together.

Definitely check out some of the Bigger Pockets books, and set up some keyword alerts on the forums (newbie, Georgia, new investor, other things that you are interested in or looking to learn more about, make as many as you can think of).

I closed on a property July 15th - my first payment was supposed to be Sept 1st, and I set up autopay on my online account to deduct it on Aug 27th. 

You should have a strong team setup there that help you with your due diligence.

I’ve done a little research on house hacking and I think that might be a path for me but I have no idea how to start and how to get a contract setup.
