As an entrepreneur, we need to un-learn that and instead trade our dollars for time.I hope you're not a cardiac patient, because this may shock you: money is a "renewable resource" - I can always get more money.

Otherwise you have a couple of issues (1) tenant satisfaction and call backs; (2) you risk a overflow, for example, if someone leaves a sink running for a few minutes; you could get a major flood (might be tenant's negligence but highly preventable). 

The return on investment is there and it's important for customer satisfaction.

Cost to replace can run from $3500 - $10,000.If the owner is not in a cash or credit position to fund replacement of either or both of these systems a Home Warranty can at least soften the blow dramatically.Home Warranty companies don't really make money paying claims (outside of customer satisfaction) so it's not uncommon to see challenges on claims.

Years from now a relative could die leaving them a few bucks and you the satisfaction of finally collecting.

To the OP, be patient with finding a property and be willing to think outside the box and look for areas where you can add value.  

Just a matter of being patient and finding the right property.

I already had couple of problems with unit that I was pretty patient with.
