Do you think these tips are on "point"?

@tyler Gibson i was asking a question to get to get any specifics or just some tips going into the process. im not a dumbass of course i googled it.... anything else?

The contract he proposed is to:purchase the house (20k above their purchase) for 75k.I put 10k into it to fix the roof and HVACHe puts what he estimated as 12k or so to rehabHe believes he can sell for 140k easily FSBO - or use flat rate MLS listingA recent comp nearby (only 1) shows a similar sized, but newer home, much less land, sold for 150k The house needs some new drywall, paint, unsure if tile is still OK, kitchen rehab, 2 bathrooms rehabbed, probably carpet in the roomsMy holding time is 90 days to sell apparently in order to qualify people for FHA loansIs this a good place to put limited supply of my money? 

There is some updates that need to be taken care of like flooring and paint to get top value based on other sales in the neighborhood in the 170-175k range.

Then 2 weeks before they moved out we were supposed to have painters come i and paint.

I have never been on this end of a loan before, so any advice or tips would be much appreciated!

If anyone out there has any specific tips or resources you think would be helpful, please share.

The existing house is valued as a negative because it needs to get demolished and has cost to tip the waste or do asbestos remedial work.

Does it look like it just needs an update of paint, flooring, appliances?
