I want to make sure I would get the best offer obviously and have never sold land previously. 

And depending on the offers I get for selling or renting, I can decide whether I want to sell the property or rent it out. 

Would you rather invest in duplex in CA that breaks even or invest in RE syndication for 2 years that offers you expected 18% annually Example: Duplex in CA costs around $600k, down payment $120k, rent = mortgage payment+real estate tax + insurance (if interest drops by 1%, then expected cash flow could be $200-$300 per month) RE syndication is offering 18%, in 2 years, I can expect to make $43,200 without lifting a finger..The numbers are favoring more towards RE syndication, in the past I have only done rentals never invested in RE syndication.

Leverage JV/Equity/Mezz on your projects, either by leveraging the existing properties and cashflow, and putting a second on those, or bringing on the JV/Mezz financing on the New Acquisitions/new buildsAlternatively, finding another private investor locally to you who has additional capital or other offerings to help you scale could be the ticket as well!

You need to know what your competitors are charging and what they are offering.

All -- I'm beginning to see more seller financed land listings offered in MLS, within Lee/Charlotte Counties, Florida. 

So do you guys visit properties and then put an offer?
