I would be sure to go ahead and do the appraiser's job for him and hunt down every supporting comp possible and hand deliver a list of comps you've found the day of the appraisal.

As soon as we closed we delivered a purchase agreement from the wholesaler to me for my price with the outstanding loan balance to be credited toward the purchase price and opened a new escrow.

Since you don't own the property right now, it's the current owner's issue to deal with delivering the property vacant upon closing or arranging access to show the place, depending on what their lease says.

Not only do you make the check to the title/escrow company, but you deliver it to them directly...don't give the check to the seller...
