Hey Michael, let me know if you're still looking in that area, my company manages properties over there and I've been leasing them out super fast, but like James said it's not the best area and you can get higher rents in other nearby suburbs without paying too much more. 

Assuming San Diego implements rent control, the rental demand in nearby cities will increase as the San Diego rental units decline.  

LocationOf course the management company you're looking for will need to be in the same area as your investment property, so do a Google search on management companies nearby.

Maybe do searches for monthly rentals and see what others in your complex or nearby are getting.

Also reach out to hospitals nearby.

It's unfortunate, but besides the crime rate concerns, currently there are so many homeless camps near downtown LA and nearby lower income neighborhoods that even if you have a great property and low crime rates, you may have tenants that don't want to live there because of the homeless population. 

It's more proper to write the dba name with the corp/LLC written nearby along with the state the entity is registered in.

If you live in an area with rodent pressure (like adjacent to a wildlife area or nearby an infested abandoned building) you can not let up on the vigilance.A pest control expert told me rodents will run along baseboards and often pick an inside corner as their "toilet" area.

This will give me a chance to get a feel for how the service is going to be received, and maybe an idea on how it will affect the nearby neighborhoods. 

I've not run into any situation where financing was even mentioned before we started looking at houses -- but I've always been right nearby.
